The basics
What does Cape Fear Development Group do?
We serve as the licensed general contractor on commercial projects across the Southeast, supervising the work and managing permitting and compliance. Our clients are experienced contractors, developers and multi-location brands building in states where licensing or permitting would otherwise slow them down.
What does “general contractor of record” mean?
It means CFDG is the licensed contractor on the permit and the contract, and is fully responsible for the project. We supervise the work and manage licensing, permitting and compliance, while your team performs the work under our agreement.
Who do you work with?
Established, insured contractors expanding into new states, developers who need a compliant general-contractor-of-record structure, and brands managing construction programs across multiple locations.
Do you take residential projects?
Our focus is commercial work. If you have a residential or multi-family project, send us the details and we will tell you whether it is a fit.
Licensing and permitting
Which states are you licensed in?
Alabama, Florida, Georgia, Louisiana, Mississippi, North Carolina, South Carolina, Tennessee and Virginia. If your project is somewhere else, tell us anyway. We will let you know what is possible.
How long does permitting take?
Each jurisdiction sets its own review timeline, so we cannot promise approval dates. What we can do is submit complete applications, track every comment, and tell you exactly what is needed to keep the review moving.
How does working with CFDG work on site?
CFDG is the general contractor and supervises the project from start to closeout. Your team brings its crew and expertise and performs the work under our agreement, and we stay involved throughout: setting compliance requirements, managing permits and building department communication, and flagging issues early so they do not become delays.
How are inspections handled?
Inspections are coordinated with your team on site under CFDG’s supervision as the permit holder. We track every jurisdiction requirement and confirm at closeout that all required inspections and approvals are complete.
Getting started
How much does it cost?
Pricing depends on the scope, location and number of permits involved. Complete the project intake form and we will follow up with next steps.
How do I get started?
Fill out the project intake form. Once we review it, we will reach out with the onboarding steps.
What do you need from me before work begins?
A completed intake form, a signed Master Subcontractor Agreement, payment of your invoice, and a certificate of insurance naming Cape Fear Development Group, Inc. as certificate holder. Any existing surveys, site plans or prior permits for the property help too.
How do I pay?
Payment is due upfront. We send an invoice you can pay online.
